Roof Condition

This commercial facility in Centennial presented a significant roofing challenge. The existing roof system had accumulated multiple layers over the years, totaling 5 inches of roofing material that needed complete removal. The building owner had been dealing with recurring leaks and moisture issues, and our diagnostic inspection revealed extensive damage throughout the roof assembly. The insulation was saturated in multiple areas, and the deck showed signs of deterioration. A full tear-off and replacement was the only viable solution to provide long-term protection for this facility.

Evaluation & Approach

Our comprehensive inspection, including infrared moisture scanning and core samples, revealed that the existing roof system was beyond repair or coating. The 5-inch depth of existing materials, combined with widespread moisture damage, meant that coating or overlay would only trap existing problems. Complete tear-off down to the deck was necessary to properly assess and repair any deck damage, install new insulation with proper R-value, and provide a warranted EPDM system.

  3. Insulation Installation: New polyiso insulation installed in multiple layers with staggered joints for optimal thermal performance.
  4. EPDM Membrane Installation: Fully adhered EPDM membrane applied with factory-welded seams for superior waterproofing.
  5. Flashing & Details: All penetrations, curbs, walls, and edges detailed with proper EPDM flashing and termination bars.
  6. Final Inspection: Complete quality assurance inspection and manufacturer warranty documentation.
